1. A Home Information Pack contains six compulsory (required) documents – an index, sale statement, standard searches, evidence of title, an Energy Performance Certificate (EPC) and a Property Information Questionnaire (PIQ).
2. No survey report is contained in the pack, although a Home Condition Report is an authorised document, which can be added should the seller choose to.
3. A Domestic Energy Assessor conducts the EPC, not a surveyor.
4. A pack is valid for the entire time of marketing but if the property is withdrawn from the market and then re-marketed, a new pack is not required if it is less than 12 months old.
5. A vendor can change estate agents without the need for a new pack.
6. The majority of H.I.Ps are stored electronically and can be seen within 14 days of a request.
7. The Property Information Questionnaire (PIQ) gives a buyer an insight into the background of the property.
8. The estate agent must be in receipt of a completed pack before any kind of marketing can commence.
9. Estate Agents must display EPC graphs on marketing material that shows any two of the following - photos, floor plans or measurements.
10. The typical cost of a pack is £315.00 plus V.A.T.
