1. A Home Information Pack contains five compulsory (required) documents – an index, sale statement, standard searches, evidence of title and an Energy Performance Certificate (EPC).
2. No survey report is contained in the pack, although a Home Condition Report is an authorised document, which can be added should the seller choose to.
3. A Domestic Energy Assessor conducts the EPC, not a surveyor.
4. A pack is valid for twelve months as long as the ownership of the property doesn’t change.
5. A vendor can change estate agents without the need for a new pack as long as there is no break in marketing.
6. The majority of H.I.Ps are stored electronically and can be seen within 14 days of a request.
7. A property cannot be marketed without a pack being commissioned, not even on a low-key basis or for one off viewings.
8. From 1st June 2008 the estate agent must be a receipt of a completed pack before marketing can commence.
9. Estate Agents must display EPC graphs on marketing material that shows any two of the following - photos, floor plans or measurements.
10. The typical cost of a pack is £299 plus V.A.T.
