- Start looking early. Don’t wait until you’ve accepted an offer or had one accepted.
- Ask for recommendations from people you trust, including your estate agent.
- Solicitors are regulated by the Solicitors Regulation Authority (SRA), while licensed conveyancers are regulated by the Council for Licensed Conveyancers (CLC).
- If they’re slow responding to a quote request, they may be slow during the transaction too.
- Make sure the quote is clear and in writing. It should show both legal fees and any additional costs.
- Ask whether they operate on a “no sale, no fee” basis.
- If you’re buying with a mortgage, check they’re on your lender’s approved panel.
