Selling Your Property

We strive to achieve the best possible price for our clients but work on the strict policy of valuing properties accurately, we do not believe in telling customers what they want to hear. We also have a vast amount of local knowledge and understand how to overcome issues that might arise during the sale process.

Clear, detailed, transparent sales particulars

Quality Marketing

We believe buyers require transparent information to enable them to select the correct properties to view.

Most estate agents tend to produce brief sales particulars. We include comprehensive detail highlighting the features of each room.

Sales particulars are produced with multiple photographs and colour floor plan layouts. The accuracy and presentation of our details will enable us to get the “right” buyers through your door. The higher the quality of the details, the more viewings we are likely to generate.

Average house prices in your area?

Find out what the average house price in  Wellingborough, Irthlingborough or Rushden. The latest average sale price based on accurate sale price data in the immediate area over the last 1-5 years.

Photography

Buying a new home is a very visual activity, most prospective buyers choose the properties to view based on photographs either on websites or sales particulars.

We place an enormous amount of emphasis on photography using some of the most advanced technology and photographic techniques to produce clearer, brighter and sharper pictures than ever before.

We have been trained in the skill of taking excellent quality pictures to generate more viewings than an agent who is happy with poor or average photographs.

Video & Drone

Full walk-through video

We will produce a walk through video tour of your property to give prospective viewers a better impression of whether it is the right property to view. This will eliminate viewers who are not suited to the property but will encourage those with a strong declared interest. Our tours are real walk through edited videos, not a series of photographs in a slideshow format.

We offer this service to all vendors at no additional cost. However, these are not compulsory as not all homeowners choose this style of marketing.

Drone photography

Drone shots enable us to capture the surrounding area, giving potential buyers a better perspective of gardens, views and panoramic shots from more unique angles that are were previously difficult to capture.

These aerial photos are generally more engaging and enable a property to demonstrate more sense of its overall value.

Open 7 days a week:

Monday to Friday 9am to 7pm
Saturday 9am to 5pm
Sunday 10am to 2pm

Upon instruction, we instantly match your property with our buyer database via email. Very few agents open on a Sunday which is a lost opportunity. We will also accompany viewings until 7.30pm in
the week.

We personally accompany all viewings to better understand buyer needs and provide you with guaranteed feedback the following day. We also offer access to a selected panel of competitive, efficient conveyancing solicitors.

Online Marketing

High profile online activity

All our properties are listed on the most high profile property portals. All feature multiple quality photographs, floorplans, video, amenities, street view and full description.

Some can have premium or featured listing for a period. This transparent marketing enables prospective buyers to gauge if they are viewing the correct property.

Virtual networking

Social Media

We use social media channels to engage with our customers and the community. We post some property adverts but try not to duplicate property portals so we tend to commentate on property matters, the market and the community.

Our blogs are also geared to moving tips and community based articles that will help customers understand the market and any new legislation, regulation and costs which will have an impact on a home move:

Finding a buyer is only a small part of the process

Offers & Sales Progression

When we receive an offer the first thing to establish is the prospective buyer’s position. Can they proceed immediately or is the offer dependent on selling a property? How long is the chain, are all parties involved able to move forward? All offers are notified to you in writing.

We also need to establish the prospective buyer’s financial position, how is the purchase being funded? Cash or mortgage?

An offer isn’t just about the sum of money but also the situation that the buyer brings to you. It is vitally important to know each element of the chain. If one party in a chain has an issue everyone else inherits the problem.

Once a proceedable offer has been accepted we will write to all parties, including the solicitors and then liaise with the mortgage provider, where necessary. We will ensure each milestone of the process is achieved.

We will monitor the progress of the sale on a continuous basis until exchange of contracts and the moving day itself.

Managing both the sale and people’s expectations with the ability to solve problems are the necessary skills for the experienced modern day estate agent. Finding the buyer is only part of the process.
